20 Ulwell Road

20 Ulwell Road is a detached Edwardian house in Swanage that sleeps 14 over three floors. The dining room is set up for 14 at the table, and both the dining room and the sitting room have a woodburner, with a starter pack for the fires included and gas central heating running alongside.

There are seven bedrooms. Five are king-size: one in an annexe with its own en-suite and a small kitchenette (sink, fridge, microwave and kettle), one on the first floor with an en-suite, another on the first floor, and two on the second floor, one of which has a single sofa bed. The first floor also has a twin and a single. Four bathrooms serve the house: the two en-suites, a first-floor bathroom with a bath and a separate shower, and a second-floor bathroom with a freestanding bath and walk-in shower. Two cloakrooms add extra WCs.

The kitchen is built around an Aga, with a gas oven and hob, microwave and fridge/freezer, and a utility room and washer/dryer back it up. A travel cot and highchair are provided, there are two TVs with Freeview, WiFi, and a selection of books, games and DVDs. Outside is an enclosed raised patio with furniture, a grassed area and a tiered garden; the garden has steps in it. Off-road parking takes five cars. Bed linen and towels are included, a good housekeeping bond is payable, and smoking is not allowed.

Pets are welcome. A shop is 2 minutes away on foot, a pub 1 minute and the beach 2 minutes. It suits a large family or a group of friends sharing, with a pet along, who want a pub and the sand close by.
