49 Ulwell Road is a recently refurbished five-bedroom house in Swanage, arranged over two floors. A shop is 0.1 miles away, a pub 0.4 miles, and the beach is a ten minute walk.

Downstairs, the open-plan kitchen/diner has a large island looking out to the decking, a gas double Rangemaster, a dishwasher and a large dining table. Next to it is a games room with a 7ft pool table, a large TV and a games console. The sitting room and the study each have a wood-burning stove, and the utility room, with washing machine and tumble dryer, leads to a ground-floor shower room. With the two en-suites, that makes three bathrooms. The five bedrooms are upstairs: a king-size with an en-suite freestanding bath and walk-in shower, a 4ft double with an en-suite shower, two further doubles and a single. They sleep nine in all.

Outside are decking, a patio, a lawned garden with furniture and a barbecue, and a stream, so children must be supervised at all times. The garden backs onto a recreation ground. The driveway takes three cars. A travel cot and highchair are available, but bedding for the cot is not supplied. WiFi is included, as are fuel, power, bed linen and towels.

One well-behaved dog is welcome, and the owner will consider a second dog by prior agreement, so ask before booking. Dogs are not allowed upstairs or on furniture. Smoking is not allowed, a good housekeeping bond is payable, and short breaks are not accepted in peak periods. It suits a family or a group of friends who want a games room, wood-burning stoves and a dog along.
